SetReady operates setready.us. The roster is for finding dealers, installers, trades, lenders, title, and related pros who work on land-home and manufactured-home jobs.

The roster is a public directory. A listing can come from public sources — licenses, websites, map listings, and similar records — or from someone who suggests or claims a listing. A listing is not an endorsement, a certification, or a promise that the business will take the job.

We do not guarantee that a name, phone, website, license, county, or category is complete, current, or correct. Check the pro yourself before you hire them or send them work.

You can create an account with an email and password, or continue with Google. You are responsible for your password and for what happens under your account. We can suspend an account that is used to abuse the site, break into something that is not yours, or misrepresent a listing.

A signed-in user can mint an API key and connect an agent through the hosted MCP connector, including MCP OAuth when that sign-in is offered. A key is a secret. Treat it like a password. Do not publish it. Revoke it from your account if it leaks.

Keys are rate-limited. We record that a key was used so we can enforce the limit and honor a revoke. You are responsible for what your agent does with a key you minted.

The suggest-a-listing form lets you offer services or say what you are looking for. Sending the form does not claim ownership of a listing, does not put you on the public roster, and does not guarantee that we will publish anything. We review submissions.

Do not send someone else’s personal contact details unless you have a right to share them. Do not invent a license number.

• Do not break the law with the site or the API.
• Do not access accounts, keys, or systems that are not yours.
• Do not overload the service, probe it for weaknesses, or bypass rate limits.
• Do not scrape in a way that degrades the site for everyone else.
• Do not submit false listings, fake licenses, or spam.
• Do not use the roster to harass people or to send unsolicited bulk messages.

Public roster data is for finding pros. It is not a license to republish the database as your own product.

Profiles may link to Google Maps and to a business website. Those sites have their own terms and privacy practices. Once you leave setready.us, you are on their site. We do not control what they show or collect.

SetReady does not provide contracting, lending, title, legal, or real-estate advice. A listing is a pointer. It is not a recommendation that a person is licensed for your job, or that a deal will close.

The site and the API are provided as-is. To the extent the law allows, SetReady is not liable for lost profits, lost deals, hiring decisions, inaccurate listings, downtime, or damage from a third-party site or from an agent using your key. If a limit like this is not enforceable where you live, liability is limited to the smallest amount the law allows.

We can update these terms. When we do, the effective date at the top of this page changes. If you keep using the site after that date, you are accepting the update. If you do not accept it, stop using the site and revoke your API keys.
